Who is the Developer of The Homes at Hidden Trail, and how long have they been in the business of building homes?
The Homes at Hidden Trail are being developed by Concord Pastures LLC, which is a member of the Symes Associates, Inc. (“Symes”) community. Founded in 1967, Symes has created neighborhoods throughout Massachusetts, Southern New Hampshire and Maine and is one of the largest Builder/Developers in New England. Whether a large neighborhood of Single-Family Homes, a cluster of elegant Townhomes, a small enclave of Luxury Residences or a development of spacious, Maintenance-Free Condominiums; Symes has developed unsurpassed quality in building, finishes, landscaping and site planning. Over the years, the one thing that has never changed is Symes’ commitment to the people and the communities served. Concord Pastures LLC now offers that commitment with Hidden Trail.

The Homes at Hidden Trail is comprised of 22 Condominium Homes, 16 Detached-style and 6 Duplex-style.
What is the price range?
Pricing for the Homes at Hidden Trail currently starts from $829,900, and depends upon your homestyle and EUA selection.
What type of floor plans are available?
Our Homestyle designs offer a selection of 2 and 3 Bedrooms, all with 21/2 Baths, a private Entrance and 2 Car Garage. Some homestyles feature 1st Floor Master Suites.
What are some of the included interior features of the homes?
Luxury finishes abound at The Homes at Hidden Trail in all of our open concept designs. Hardwood flooring runs throughout the 1st Floor entertaining areas. Kitchens feature oversized Islands, deluxe Cabinetry, Granite or Quartz countertops and Stainless Steel GE Appliances. The Master Bedroom Suites offer Walk-In Closets and an EnSuite Bath with Double Sinks, Granite or Quartz counters and a custom Tile Shower with Frameless Glass Door.
Will the homes have decks, or walkout basements?
Every Home at The Homes at Hidden Trail includes a private, composite 12’ x 14’ Deck. Many of the Homes have a full Walkout Basement which include windows and sliding glass door. There are optional layouts available if you choose to finish the lower level.
Will the homes have fireplaces?
Yes. All Homes will have a propane fired Gas Fireplace with direct vent.
Will the homes have security systems?
No, however it is available as an option.
What is an EUA?
All of the Hidden Trail Homes are built on an Exclusive Use Area (EUA). In a condominium form of ownership the land must be held in common, an EUA gives the homeowner an area that is for their private use. The lot lines visible on the site plan demark the EUA area for each home. That area is for the private exclusive use of each home even though the land is held in common by the condominium. Wherever a common septic system is used, MA DEP requires the land held in common.
What is the condominium association’s initial fee schedule, and what will the fees include?
The Homeowners Association Fee averages $178 per month, the actual amount is set by predicted value of the Home. Included in the fees will be Road Maintenance, Street Sweeping, Electricity for Sewer Pumps, Street Lights and Irrigation System common to all EUA areas, Maintenance of Drainage and Common Septic System, gas for the Backup Generator for the Sewer System, Trailhead Parking Area Maintenance, Management Fees, Liability Insurance, and Refuse Removal and Recycling.
Who will manage the condominium association?
The Condominium Association will be managed by Bridgton Properties LLC, an affiliate of Symes. Upon completion of the Condominium, management will be turned over to the Homeowners with training from the Developer.
Are there preferred lenders for Hidden Trail?
Guaranteed Rate, represented by Allyson Kreycik, is the Preferred Lender for The Homes at Hidden Trail. All non-cash prospective buyers, will be required to obtain loan pre-approval by contacting Allyson at 781-439-9176 or firstname.lastname@example.org. Once this pre-approval is in place, Homebuyers are welcome to secure their financing from the lender of their choice.
What are the residential real estate taxes?
The Concord Tax Rate for 2018 is currently set at $14.29 per $1,000 of the Assessed Value. We recommend Homeowners prepare for a 100% Assessment based on overall Purchase Price.
Will there be any amenities on-site?
Other than the Trail System, there are no common amenities on-site. However the benefits of owning EUA without any amenities allows the Developer to keep the fees at a minimum. There will be easy access to Hiking Trails for Homeowners to enjoy surrounded by acres of conservation land.
Is The Homes at Hidden Trail a pet-friendly community?
The Homes at Hidden Trail is a pet friendly neighborhood. Owners are responsible for cleaning up after their pets while in the common areas, and there are specific restrictions within the Trust documents.
What school systems are available in Concord?
Boston Magazine just rated Concord as the #2 school system in the State. Elementary aged children living at The Homes at Hidden Trail will attend the Thoreau School (Grades K – 5), then move on to the Concord Middle School (Grades 6 – 8) and eventually the Concord-Carlisle High School (Grades 9 – 12). There are also a number of private well-known educational facilities available in Concord.
How will I receive my mail?
A mailbox kiosk is conveniently located at the entrance to the community where Homeowners will have their mail delivered.
What utilities will I be paying for as a resident and who will be the service providers?
Hidden Trail Homeowners will pay for their own individually metered Propane Gas, Electricity and Water. Propane is provided by Devaney Energy, Electricity by the Concord Municipal Light plant, and Water by the Concord Water and Sewer Department.
Are the water and sewer private or public?
Hidden Trial Homes have public water through the Town of Concord and private sewer.
Who will the internet and cable provider be for my new home?
Comcast provides both cable and high speed internet service. Concord Municipal Light Plant provides high speed internet service only.
Is there a builder’s warranty?
Yes, the Builder shall provide each original Homeowner a written Limited Warranty. This will be provided per review in advance of an Offer to Purchase.
How will the homes be heated/cooled?
The Hidden Trail Homes are heated and cooled by Forced Hot Air fueled by Propane Gas. All Homes have 2 Heating/Cooling zones.
When is the anticipated occupancy date?
The Hidden Trail Sales Team will be able to provide accurate building timelines based on the progress of the selected home. Homes currently in the build process may be available within 4 months, or sooner.
